BOSTON – The charming six-story 1900s building at 10 Winthrop Square in downtown Boston has been redesigned by Chevron Partners as an office and retail destination, and renamed 10 W.
’10 W’ stands boldly opposite the new 1.8 million square foot Winthrop Center, a development currently underway offering 812,000 square feet of office space, 321 luxury rental apartments and public space known as The Connector.
10 W was developed by Chevron Partners, a group known for its commitment to creating beautiful properties that honor American architecture while infusing finely crafted European interiors. Chevron Partners’ signature properties include Vernon House, Commonwealth House, Sear’s Crescent Building, 727 Massachusetts Avenue, and the redevelopment of 256-260 Newbury Street is currently underway.
Chevron Partners’ belief and strategy has always been that beautifully built and managed properties will always find appreciation among its clientele, which has been accentuated by the reduction in prime office space. Many businesses now want less square footage in a more comfortable, inviting, and collaborative environment representing a high level of appreciation and value for both their employees and their customers. The 30,000 square foot property accommodates five office tenants and two retail tenants with areas ranging from 3,000 to 4,134 square feet.
Notable construction details involve ceiling heights ranging from 11 to 15 feet; a brand new HVAC system; a 550 square foot communal rooftop terrace addition overlooking Winthrop Square and Winthrop Center; an elegantly designed lobby with Statuario marble, a grand staircase with handcrafted iron railings, plaster moldings, a new custom elevator car, touchless entry system and designer lighting and furniture by Adige Design.
Office tenants have the flexibility to select layouts and tailor their space to suit their work style and brand. Designed by Adige Design, in collaboration with DJSA Architecture, office tenants can choose optional gas fireplaces for executive offices, meeting rooms and lounges; customizable guest bathrooms and kitchens; and flexible office arrangements.
Hospitality and retail tenants enjoy high visibility with a ground floor location and 66ft of frontage with 10ft windows overlooking Winthrop Square and the Winthrop Center entrances, with a daily pedestrian count of 250,000 from nearby Downtown Crossing. An exclusive retail entrance is provided via a new glass addition, combined with an ADA entrance and a basement street level hoist. The retail can be leased separately as a 2,913 square foot and 3,079 square foot space or in one combined retail space of 5,992 square feet. The interior retail space is one of a kind with 15ft high ceilings, 10ft windows, exposed brick and beams and fluted cast iron columns.
The property was developed by Chevron Partners, with interior design and material sourcing by Adige Design. DJSA Architecture serves as the project architect, Lazare Builders as the general contractor and Newmark is the exclusive leasing team.
